General terms and conditions

1) The monthly payment includes all taxes and utilities of the apartment (maintenance fee, municipal taxes, electricity, gas, telephone, water, cable TV, and Internet – when it is indicated).

2) The rent is ALWAYS to be paid in advance.

3) The tenant must pay a security deposit in cash, equivalent to one (1) month, which will be return when the stay had finished.

4) The broker’s commission will be 20% of the total of the agreement.

5) The rent, the deposit and the commission must be paid only in cash.

6) The person who signs the agreement must be of legal age and have an ID and/or passport of the entry to the country

To make a reservation:

Reservations are confirmed by means of the payment of a 20% of the stay.

Once the reservation request is checked by the agency, the payment can be done personally in our office or through Western Union.

Complete the application form and send it by e-mail with your choice, indicating your phone number.

We will contact you with the necessary requirements to confirm the operation.

If you wish, you can call us or send us a fax to (+5411) 4832-0146 from Mondays to Fridays between 10 a.m. to 7 p.m. (Buenos Aires – Argentina local time).

The apartments offered by our agency are completely furnished and equipped with full tableware, kitchen utensils and linen.

The minimum stay is one (1) week.

Should there be an unforeseen event prior to the guest’s arrival that make his stay there impossible, we propose relocating him to another available apartment of similar characteristics and amenities, or refunding him the sum of money paid for reservation.

Reservations are confirmed by means of the payment of 20% of the stay. In case it is cancelled, the amount of money is not refundable.

On the guest’s arrival, the owner of the apartment or one of our representatives will welcome you in the rented apartment where the agreement and the attached inventory annex will be signed. At that moment he will pay the rest of his stay and the corresponding security deposit. He will receive the apartment keys and the owner’s personal information in case any problem in relation with the apartment should come up.

Should he return the apartment a few days before the end of the agreement, he shall contact the agency and agree a check-out time, the return of the apartment keys and the security deposit, after checking the corresponding inventory and the apartment’s general state.

The amounts paid as rent are not refundable. Should the guest shorten his stay, the rent already paid can not be refunded.

In long term rental agreements in which the rent is paid by month, should the guest decide to cancel the agreement in advance, he shall lose the security deposit as compensation to the owner of the apartment on account of breach of contract.

The apartments must be returned in the same conditions as the guest received them.

Temporary rental agreements cannot be extended. They have a start and an expiration date. Should the guest want to extend his stay, he shall inform this situation 30 days in advance in order to prepare the new agreement to be signed, as long as the apartment has not been reserved by another guest.

Check in and check out times

Check in: 12 AM Check out: 10 AM

If the guest is to arrive before 12 a.m. and the apartment is vacant, he may enter without any extra charge.

If the guest’s departure is to happen after 10 a.m. and the apartment did not have an immediate reservation, he may stay in it until the desired departure time without any extra charge.

The apartment owners reserve the right to refuse admission. Having more guests in the apartment than what was established in the agreement, is sufficient reason for eviction.

Should any damage or inconvenience in the apartment’s facilities happen during the stay, it shall be notified to the agency as soon as possible in order to contact the owner and find the fastest solution.

AFTER BUSINESS HOURS CHECK IN AND CHECK OUT

In case the check in and check out shall be after business hours (Mondays to Fridays from 10 a.m. to 7 pm.), it will be charged an additional fee of U$S 15.-
